Basement door gasket replacement

[2003 Dynasty]

For '03 Dynasty, found what appeared to be a close match to the factory gasket/seals but they fell apart in no time.  Any suggestions on better quality replacement?

I've been looking for replacement also and found this on Ebay BUT have not tried it.

Steele rubber products. Take a picture of a side view of the gasket. The girl will ask for that. They sent me an exact replacement
